Job Description

Position Overview:

The Facility Manager - Critical Environments is the single point of contact responsible for facilities management, assisting the Regional Program Manager and the Facility Management team with the delivery of quality facility management services through a team of Facilities Supervisors and Operating Engineers. This role coordinates and manages service delivery to ensure key stakeholder satisfaction at assigned facilities.

Requirements:

  • Proven hands-on experience in managing data centers or critical facilities, including expertise in UPS systems, emergency generators, and switchgear operations.
  • Strong supervisory and team management background with 5+ years of experience, including responsibilities for hiring, training, and staff development.
  • In-depth technical knowledge of data facility systems, with proficiency in at least one of the following areas: HVAC, electrical systems, fire/life safety, or digital systems.
  • Demonstrated experience in drafting, implementing, and maintaining standard operating procedures (SOPs) for facility operations to ensure consistency and efficiency.
  • Solid understanding of compliance and regulatory requirements related to facilities management, ensuring adherence to industry standards and best practices.
  • Skilled in creating and managing Capital Expenditure (CAPEX) and Operational Expenditure (OPEX) plans, specifically for infrastructure upgrades, maintenance, and repairs.
  • Exceptional leadership and communication skills, with the ability to collaborate effectively with tenants, contractors, and cross-functional teams.

Position Responsibilities:

  • Ensure maintenance and continuous operation of all data center systems, including fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, UPS, PDU, generators, switchgear), cabling (data and voice, broadband), lighting and temperature control systems, critical environments, light construction (painting, doors, locks), digital systems (fire alarm, duress, card access, radionics, CCTV), and Audio/Visual services. Utilize staff and contractors as necessary.
  • Develop, review, and approve Critical Environment work efforts, including mission-critical statements for assigned facilities and systems.
  • Manage the critical environments team, including hiring, training, and personal development.
  • Identify maintenance objectives for the facility and incorporate them into a documented plan that includes preventive, predictive, and reactive maintenance procedures.
  • Identify safety hazards within the data center and ensure remediation to create a safe work environment. Administer and manage safety training programs.
  • Ensure compliance with all regulatory laws and guidelines as they relate to the operation of the data center’s infrastructure. Alert management of building discrepancies.
  • Develop CAPEX and OPEX plans, including planning for infrastructure upgrades, maintenance, repairs, critical spare parts, safety (PPE), equipment replacements, and data center modifications to maintain future capabilities.
  • Provide technical input and support for facility projects and modifications, including construction support, commissioning, and final acceptance as applicable.
  • Maintain all infrastructure and compliance documentation, including up-to-date data center drawings, one-line schematics, and regulatory compliance documentation.
  • Oversee contractors working within the data center, ensuring they are informed and knowledgeable about the facility’s critical functions and procedures.
  • Prepare and report on KPIs to track team performance.
  • Ensure the Data Center Work Rules are well-understood by staff, engineers, tenants, and contractors.
  • Provide overall facility services in accordance with the client’s standard processes and procedures, including policy application and program coordination.
  • Manage overall team performance, staff development, and succession planning. Build actionable and measurable career development plans for each direct report and hold consistent conversations regarding progress.
