Job Summary:

TI Source, LLC is seeking an experienced Preconstruction Manager  to lead the preconstruction phase for our  design-build commercial construction projects . This role will be responsible for collaborating with clients, architects, engineers, and internal teams to develop accurate budgets, cost estimates, and preconstruction strategies that align with project goals. As a key player in our  design-build process , the Preconstruction Manager will ensure seamless integration between design, estimating, and construction execution.

Key Responsibilities:

Preconstruction Management:

  • Lead and manage the  preconstruction phase for design-build projects, ensuring alignment with client goals and budgets.
  • Work closely with  architects, engineers, and internal design teams to provide cost-effective solutions and feasibility analyses.
  • Facilitate  value engineering to optimize design decisions while maintaining quality and budget constraints.
  • Develop and present  preconstruction reports, schedules, and risk assessments to stakeholders.
  • Identify potential constructability issues early in the design phase and provide proactive solutions.

Estimating Responsibilities:

  • Prepare and manage  conceptual, schematic, and detailed cost estimates throughout project development.
  • Analyze architectural and engineering drawings to perform  accurate quantity takeoffs and pricing .
  • Solicit and evaluate  subcontractor and supplier bids , ensuring cost competitiveness and scope alignment.
  • Develop and manage  Bid Packages, Bid Forms, and Bid Tabs to facilitate a structured and transparent bidding process.
  • Collaborate with the internal design team to refine project scope while maintaining budget and schedule.
  • Maintain and update  historical cost databases to improve future project budgeting.

Collaboration & Communication:

  • Act as the liaison between  clients, internal design teams, and construction teams to ensure a smooth transition from design to construction.
  • Lead client and internal  preconstruction meetings , providing strategic insights and recommendations.
  • Assist in developing and negotiating  subcontractor and supplier agreements .
  • Support  business development efforts by contributing to proposals and client presentations.

Qualifications & Skills:

  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field preferred.
  • 5+ years of experience in preconstruction and estimating, preferably within a  design-build general contracting environment .
  • Strong knowledge of  design-build project delivery methods, construction materials, and means & methods .
  • Proficiency in estimating software, including  Beck Destini Estimator, Bluebeam, and On-Screen Takeoff .
  • Ability to interpret and coordinate  architectural, structural, and MEP drawings .
  • Excellent analytical, organizational, and  problem-solving skills .
  • Strong written and verbal communication skills for client and team collaboration.
